Means Residence (21920) San Clemente, CA Interior remodel to an existing single family residence consisting of creating a vaulted space in the living room and dining room by removing the existing flat ceiling. This modification included exposed structural trusses.
Singer Residence (21917A) Laguna Beach, CA This project consisted of converting half an existing garage to an Accessory Dwelling Unit (ADU). The challenge with this project was the fact that the existing slab on grade did not have a moisture barrier. Working with the building official, a satisfactory solution was developed and the existing slab could remain.
Singer Residence (21917) Laguna Beach, CA Remodel to an existing single family residence consisting of revising the rear elevation to accommodate larger windows for the view This modification required the addition of new framing and new shear walls.
Reeder Residence (21827) San Clemente, CA Remodel and addition to an existing two story residence consisting of enlarging the master bedroom and adding a deck to the second floor.
Covington Residence (21826) Fullerton, CA Accessory Dwelling Unit (ADU) in the backyard of an existing single family residence. The challenge on this project is that the backyard has a slope down (about 24 feet) to an existing flood control channel. According to the code, existing structures need to be set back from the top of slope by a distance of H/3 or 8 feet. That would leave little room for the ADU. Instead, 8 feet of the slab was designed as a structural slab designed to cantilever off of a footing located the required H/3 from the top of slope
Trevena Residence (21806) Laguna Niguel, CA A remodel and addition to an existing single family residence. This remodel consisted of the removal of several interior bearing walls, addition of space on the first and second floors and the installation of a new 26'-5" glass bi-fold door. To accommodate the architectural design, three steel frames were required, but the new plan significantly more open to take advantage of the spectacular view available at this property.
Schwab Residence (21802) Laguna Hills, CA This was a remodel to an existing single family residence consisting of the removal of an existing exterior bearing/shear wall accommodating a new 21'-6" glass bi-fold door.
Meissner Residence (21801) San Clemente, CA This was an extensive remodel to an existing single family residence consisting of adding habitable space to the first floor, adding habitable space to the second floor by widening the structure and adding a roof deck.
Del Toro Residence (21760) Laguna Beach, CA Accessory Dwelling Unit (ADU) addition to an existing single family dwelling. The challenge on this project was that it is located in an area of known landslides (Bluebird Canyon). The foundation consisted of a structural slab supported by cast in drilled hole (C.I.D.H.) piles. This made the project a little pricey, but, hey, this is Laguna Beach!
Christensen Residence (21718) San Clemente, CA This remodel of an existing single family residence consisted of the removal of the existing flat ceiling and creating a vaulted space in the living room and kitchen.
